Recent home price reports reveal that while Charlotte home prices aren’t rising as proportionately as they were a few years ago, the housing market for the Queen City is still faring better than most of the nation. The Office of Federal Housing Enterprise Oversight's recent report released at the end of August, 2008 shows area home prices rose 5.2% during the second quarter. The index stabalized at the end of the quarter at -2%. First quarter was just under 6% for Charlotte but, new construction sales plummeted during that second quarter, leaving the resales to 'pull the load' in the housing market.
The Office of Federal Housing Enterprise Oversights follow 292 U.S. markets; with the newest statistics, Charlotte ranked #7 and NC ranked #4, also showing an increase (3.6%) during the second quarter. Charlotte NC home market remains strong!
The S&P/Case-Shiller Home Price Index stats weren't quite as strong but, continue to reflect Charlotte's more stable market. Of the 20 major urban markets in the index which recorded a 16% decrease, Charlotte's prices fell only 1%.
As we're known for our 'turbo turtle' home sale appreciation in the Queen City, Charlotte marked her fourth consecutive month reporting rising housing prices. We're fortunate to reside in such an economically viable city and continue our ascent upwards with our local reports!
