Myers Park, the crown jewel of the Queen City (Charlotte NC), is nearing her 100th birthday!  Just after the turn of the century, George Stephens and John Springs Myers built a relationship with a developer, John Nolen of Massachusetts.  Nolen, a graduate of Harvard University, became famous for his urban planning following his design of 21 cities, 22 new towns and hundreds of small neighborhood projects around the country.  How fortunate for the Queen City that these men forged such a productive relationship!  
Charlotte NC Myers Park
Myers Park was planned, using 1,200 acres, in 1911.  George Stephens directed the development, with Myers Park soon becoming the destination for affluent families in Charlotte.  The varied but, traditional architecture surrounded by immaculate landscaping was well-planned and certainly is a picture of precise attention to detail.

Today, Myers Park continues to be the destination neighborhood for the affluent and remains one of the most beautiful areas in the city. Charlotte NC real estate IS selling and the numbers below reflect that!  Based on data obtained from CMLS, Charlotte's numbers are down from last year but, as you can see, over 5,600 properties have buyers attached to them--either contingent upon the sale of their home (197), conditional upon loan or inspection approval (446), pending Closure (3,080) or Closed home sales (1,947).  

That's 5,600 buyers out there RIGHT NOW, this month in Charlotte NC!  In my opinion (and I'm practicing what I preach), a real estate investment is the best investment that one can make at this time.

Here are the numbers from last year this time (chart to the right). 2,662 properties sold 10/2007 with an average sales price of $217,504, reflecting 95.36% of the list price.

Realizing that homes are not appreciating as quickly as they did in 2005 - 2007, sellers are wisely pricing their homes a fraction lower than they were a year ago (2%).  Current list to sales prices are at 95.76%, very similar to last year's LTS numbers for the month of October.  Smart pricing IS the way to use this market to your advantage. Price it to sell and it WILL sell!  Price it to stay with the market and possibly make a little more profit will cost you in the long run.  Homes that are ahead of the market and not chasing the market certainly do go first!

The market trend report (below) shows that we have a nearly-11 month supply of homes on the market in the Charlotte Metro area--including all single family homes and condos/townhomes.  The number of days on the market remains a little over 3 months and sellers are still getting 96% of their list to sales price.

Charlotte NC Lends a Helping Hand
Charlotte's Race Playce and Volunteerism

Our Rotary Club and International StudentsI am proud to say that my Rotary club participated in the building of an 11,00+ square-foot NASCAR-themed adventureland for the disabled this month. The playground had its official opening this week and it is truly a sight to behold.  

Race PlayceThe playground was built by 3,700+ volunteers with varying skill levels! 3,700+!  Now that's a powerful number of volunteers who came out and worked countless hours to help build the community!  The Mecklenburg County Parks & Recreation was granted $400,000 to complete the project.  This is part of our group (right) and our international exchange student who posed before we got down to the fun part!




Race Playce

By using plans
designed by children with disabilities, Race Playce (right) was created to give those children with disabilites a place to play with no obstacles for them to have to overcome. Watching the amount of work and dedication from the Parks & Rec administrators and the thousands of volunteers was a heart-warming sight to see.  



Helping Hands


They actually allowed my team of three work as skilled laborers since we knew how to operate a drill!  I was a drillin' machine (left)!

We had a GREAT time working together to put this together and I have to say that the best sight to see was the children being able to enjoy the accessible playground as though they had no disabilities at all!

131 Main131 Main, the centerpiece of the main street running through historic Dilworth, East Boulevard, is one of the newest restaurant additions to the 'neighborhood.'  This is one of my personal favorites!
 
131 Main
's claim to fame is the 'fresh' food and inviting atmosphere!  What a great setting to meet your friends, business associates or enjoy Sunday brunch with the family.  The atomosphers is welcoming and the unique offerings will soon become one of YOUR favorites as well.

For starters, you MUST try the cast iron cornbread--it's better than grandma's!  The blue cheese wedge is to-die-for, then if there's room, the slow roasted prime rib simply melts in your mouth!  Other fantastic items include the Cedar Plank salmon, marinated ribeye, low country panfried flounder and you have to try their keylime pie for the icing on the delicious cake!


131 Main also has two other locations--one in the Ardrey Kell/Ballantyne area and the other in the Lake Norman/Cornelius area.  You simply can't go wrong with 131 Main!

This year is sure to be an incredible event for all of the family at the Carolina BalloonFest--with a unique twist!  You’ll be totally intrigued by what is hidden under all sorts of things at this year’s Carolina BalloonFest.  In order to participate in discovering the treasures and get the most enjoyment out of the event, you’ll need to bring your handheld GPS device.


Carolina BalloonFest35 Join in on the fun Friday, October 24 – Sunday, October 26 at the Statesville Regional Airport, which is only 45 minutes northeast of Charlotte, North Carolina. Admission is $8 per person and is free for children under 5. The Carolina 
BalloonFest is the most popular and the largest hot air balloon rally held in North Carolina and this year, celebrates 35 years of bright color, excitement and all-round family fun.  The Carolina BalloonFest is the second-oldest balloon rally in the entire nation.

Even if you're not into 
ballooning, there are many other events to participate in including North Carolina wine tastings, children’s activities,  musical entertainment, and the intrigue of watching the breathtaking, colorful balloons inflate and ascend into the gorgeous Carolina sky.

As for the treasures:  Global Positioning Systems (GPS) are a key component, not only in our day-to-day lives but, also in the newest form of outdoor fun – geocaching.   Armed with longitude and latitude data, your GPS and a healthy thirst for adventure, you can locate all kinds of goodies, tucked away in the most unusual places--sort of like hide and seek or scavenger hunt
for children of ALL ages!  With this game, once you've found a treasure, you claim it and replace it with something else.  Some of the items that are found in a geocache box include pencils, notebooks, money, dice, magnets, bookmarks and small toys.

Geocache sites can be located in parks, parking lots, residential neighborhoods, along country roads or even in towns.   This year, one of the geocache sites will be the Carolina
